A Pre-Sale/Pre-Purchase Inspection is performed on most homes. This inspection examines all aspects of the home from the roof to the foundation, (plumbing, electrical, HVAC, roofing etc). So long as it is safe and height and weather conditions permit, we attempt to walk on all roofs, enter all attics and access all crawl spaces. We have found that it is often more important to access the attic than it is to get on the roof. Leaks in most cases cannot be seen from the top of the roof. Also, to protect your investment, our professional home inspections are performed by a professionally trained home inspector. Our professional consultant provides a visual inspection of all the homes components. Our inspection process is designed to exceed the minimum standards set by the Standards of Practice of the American Society of Home Inspectors (ASHI).

Home Warranty Inspections

The Home Warranty Inspection, like the Pre-Sale/Pre-Purchase Inspection, is a detailed visual evaluation of your home, performed by a professional local home inspector. Performed prior to the expiration of a builder’s new home warranty, typically 12 months, this inspection is a thorough top to bottom inspection that will allow you to discuss any warranty-related concerns with your builder.

It is important that you obtain an inspection based on an independent opinion. Most builders home warranties expire after 12 months, with the exception of the roof and the foundation. Do not allow your warranty to expire without the professional evaluation of a Pro Spex home inspection.

New Construction Inspections

A New Home Construction Inspection has three components to it:

1 – Foundation Inspection: This inspection is performed in order to view and evaluate the footings, exterior foundation wall parging, exterior perimeter drain tiles, and foundation ties (all of which will later be hidden by soil or wooden framing members). We conduct this inspection prior to the replacement of the backfill soil around the exterior perimeter of the foundation.

2 – Pre-Drywall (close-in) Inspection: The purpose of this inspection is to ensure that the contractors have not created any structurally significant changes to the framing in order to install items related to electrical, air conditioning, plumbing or sprinklers. It is therefore very important that “rough ins” be completed before we conduct this inspection. At this time, the roof is in place and all the doors and windows have been installed.

3 – Final Inspection: As with the Pre-Sale/Pre-Purchase Inspection, this is a top to bottom whole house inspection. The house should be ready to be lived in, all systems connected, and all utilities turned on. We prefer that our inspection be made before the walk-thru so that any areas of concern can be included in the punch-list that you and the builder develop at the walk-thru. Unlike an inspection of an older home, this inspection will include items that may not normally be in an older home inspection report. For example, minor cracks in interior walls on an older home is normal (depending on location) due to the settlement of the house. Doors rubbing against their jambs or not sealing when closed, are more significant on new homes.
